But what causes roof leaks? Read on to find out the common leaking roof culprits and what a user can do about them (solutions that do not involve hiring a bucket brigade).

1. Age

Even the most durable of roofing material will lose the war against Father Time. Asphalt shingles, particularly, age fast. The expansion and contraction caused by changes in weather and climate cause the already aging roof to become brittle and crack. The years of harsh sunlight melt the tar holding the shingles together.

If your leaking roof is past its life expectancy, it’s time to budget for a good looking new roof.

2. Missing shingles

So, you have just come across a shingle lying on your garden or lawn. What do you think will happen in the next downpour? At best, your ceiling might hold the water pouring down from your roof. But chances are, you will have a flooded attic.

Replacing a shingle is not a difficult task. Start by removing the nails that were holding down the missing shingle. Then slide in a new shingle and nail it down firmly. You might have to re-nail the neighboring shingles.

This procedure also applies to broken shingles. However, you might only discover a broken shingle after the sprouting of the leak.

Unfortunately, the new shingle will not match your roof unless you have a remaining shingle from your last roofing project that has somehow aged the same way your roof has.

3. Holes

Holes might not be as apparent as missing shingles. However, if left unattended, they can cause severe roof damage.

Holes on the roof might be a result of storm damage, antenna mounting bracket, misplaced roofing nails, or badly damage by different animals such as raccoons.
Roof holes might remain unnoticed for years until there’s a roof inspection or severe roof water damage. The superb fix for roof holes is flashing under the shingle – not a simple dab of roofing caulk.

4. Shiners

Most roofing contractors do their best. Still, a few nails miss their marks. These nails that miss their marks protrude into the attic and are often recipes for water damage. They are called shiners because they frost up and shine during cold nights.

When the weather becomes warmer during the day, the frost melts and drips into the attic or ceiling. You think the drops from a nail are not much. However, the drops accumulate day in day out until you have a brown spot on your ceiling.

The effective solution to this problem is a pair of side-splitting pliers and the patience of locating shiners.

However, shiners are a sign of a much bigger problem. Your attic should not retain moisture enough to cause shiners. So, shiners indicate that your attic does not have adequate ventilation and insulation. Attic insulation is crucial if you want to extend the life of your roofing deck and decrease the chances of ice dams forming on your roof.

Besides, adequate attic insulation and ventilation improve the overall comfort of your home, energy efficiency, and helps improve both the performance and life span of your roof.

5. Brick chimneys

Observe house ruins, and you will discover that almost always, the chimney is the one fixture left standing. Brick chimneys seem indestructible. However, the mortar that holds the brick together is a simple mixture of water sand and cement.

The mortar is not as durable as the brick. Over time it erodes, cracks, and crumbles.

So, regularly check the mortared joints where the roof meets the chimney and the mud cap at the top of the chimney. If there are any patches, a simple retouch of the mortar will solve the problem.

6. Skylights

Like chimneys, skylights are also culprits for roof leaks. Poorly fitted skylights will almost always result in leaks. Also, over time the rubber seal around the skylight wears out, and as a result, water penetrates.

Check for cracks around the skylight flashing, especially the top and sides flashing. Additionally, check that there are no missing shingles around the skylight.

Other times, the issue is the pitch of the skylight relative to the roof. If the angle of the skylight is slightly off, there will be a leak. Most leaks caused by the skylight are a result of poor installation, not the failure of the glazing of the skylight.

Cracks around the flashing of the skylight mean that the skylight needs repair or replacement. Similarly, if there are missing shingles around the skylight, it will need repair or replacement. The replacement means a new skylight with new flashing and shingles.

When the issue is wearing out of the rubber surrounding the skylight, the only practical solution is the replacement of the skylight.

As you plan a professional skylight repair or replacement, it will need a temporary fix. A temporary repair will involve high-quality caulk such as Lexel or Vulkem. Such a temporary fix will cost between $50 and $300.

A professional skylight repair involving re-flashing and re-shingling costs between $300 and $1,000. The cost varies, mostly depends on the ease of access and labour needed.
When the job involves the replacement of the skylight, the costs range from $1,250 to $2,500. Here the main factor is the type of skylight.

7. Flashing

Flashing is thin metal strips installed in areas that present a high risk of leaking. Chimneys and skylights are some of the areas that require adequate flashing. Around the chimney, flashing is bent at a 90-degree angle and attached to both the chimney and roofing material.

Faulty flashing is a common cause of roof leaks. After installation, the flashing needs sealing to protect it against water. Eventually, the flashing rusts and cracks – as such, flashing requires regular inspection, repair, and replacement.

The cost of a complete flashing replacement will set you back a few hundred dollars. The cost mainly depends on the scope of the job and the desired flashing material.

Of course, roof caulking and cement are viable options for dealing with faulty flashing. However, these are temporary fixes best applied if you are soon going to replace the roof.

8. Complex roof architecture

A complex roof refers to a dynamic roofline. This dynamic roofline is likely the neighborhood’s show stopper and an attempt by the architecture to showcase their talent. However, all the slopes and valleys are a recipe for disaster.

All the valleys and slopes require proper sealing. You will need an experienced roofing contractor to install all the required leak barriers without affecting the aesthetics of your dynamic roofline.
Even with properly installed leak barriers, complex roofs are still a menace. For example, in the snowy areas, the roof configuration might not encourage snow to slide off the roof. As a result, the snow piles up. Or, worse even, an ice dam forms – the snow melts from the heat from your attic and refreezes on the colder areas further down the slope.

Both the piling up of snow and the formation of ice dams add unwelcome weight to your roof. Additionally, they prolong contact with water. Eventually, the water will find its way under the shingles, and since it is corrosive, it will compromise the roofing material.

If your roof is so high that you cannot clear the snow on the edges with a rake, consider roof edge heating cables. Here you are not only looking at the cost of the cables but also a higher power bill during the winter months. However, the excess power bill is way less than the cost of repairing or replacing the roof.

Metal roofing often does not come with the problem of snow build up. Snow easily slides off metal, and metallic materials are strong enough to withstand the weight. Besides, metal is a good conductor – the snow will melt away when the temperature rises. Alternatively, go for metal ice belts, which are roofs made partially from metallic materials such as copper, zinc, and aluminum.

9. Clogged gutters

Like a complicated roofline, clogged gutters encourage the buildup of snow and water. The primary purpose of installing gutters is to direct water away from your roof and foundation – water harvesting is just a bonus.

If you notice the water is building up in your gutters, grab a ladder, put on a pair of latex gloves, and remove the junk. In case your gutters are too gummed-up or too high, hire professional gutter cleaners.

Professional gutter cleaning will cost between $100 and $300. The cost is dependent on the total length of the gutters and the amount of debris in the gutters.
